TENANT PREQUALIFICATION / RENTAL ELIGIBILITY:
1. We will ask you some basic prequalification questions to determine if your pre qualified for one of our rentals.
After your pre qualified, we will set up a time for your showing. If you determine the rental will suit your needs and budget, we will then require a $50 fee per adult in order for us to cover our costs to obtain / perform the actual verification process and have you fill out the actual rental application for your file.
2. Then we will perform an actual tenant credit, background, and employment checks to verify your information already obtained.
3. Assuming it all comes back true and accurate as you submitted, you will then be cleared to sign a lease and take possession of the rental.

MONTHLY RENT PRICE:
3 BEDROOM 2 FULL BATHS
24 X 30 EXTRA BIG AND EXTRA DEEP 2 CAR GARAGE WITH 24' WIDE GARAGE DOOR / OPENER to park your vehicles.
This price DOES NOT includes a home warranty for any included infrastructure which may include but not limited to - the W/D, Stove, refrigerator, water heater, garage door opener, central heat and A/C etc.. The Landlord will pay for 1/2 of this warranty but the tenant must obtain it and present the details regarding the policy to Landlord.
The home warranty is required. Sooner or later EVERYTHING breaks and will require a repair/replacement. A warranty protects both the Landlord and Tenant and assures prompt, professional repairs/replacements.

Verifiable renters insurance is affordable and required for this rental.
This will cover all your personal property in the event of a loss, for example, due to fire caused while yo are in posession of the property. This is due immediately prior to occupancy... In the event of a loss or damage, now the Landlord will not have THEIR insurance affected and the claim will NOT go to Landlord's insurer and Landlord will not have to pay any deductible for the claim of the occupants.
A renters policy must list Landlord as Additional Insured and Certificate Holder. The amount of the policy will need to be $200,000.00.


SNOW / LAWN CARE:
Tenants responsible for all exterior snow removal and all lawn/yard maintenance. Lawn care may be provided for you for an additional cost.
